How the construction loan calculator works

Enter the land price, the construction budget, and what the finished home should be worth. The calculator applies current investor construction lending rules to show how much of the land is funded at closing, how much of the build is covered by draws, your rate and points options, and the cash you’ll need.

Building to hold as a rental? Once the home is finished and leased, you can refinance into a 30-year loan. Run those numbers with the DSCR rental loan calculator. Renovating instead of building? Use the hard money loan calculator.

Frequently asked questions

How much will a lender fund on a ground-up construction loan?

Investor construction lenders typically fund part of the land cost (often 50–75% of the land price, more for experienced builders) plus most or all of the construction budget, with the total loan capped at around 65–70% of the completed value and 85–90% of total cost. First-time builders get lower leverage than investors with completed projects.

What are current ground-up construction loan rates?

At current industry rates, 12-month ground-up construction loans run roughly half a point above fix and flip rates: from about 9.8% for experienced builders to about 11.5% for first-time builders, plus 2 to 3 origination points. Each quote here shows three rate and points combinations.

How are construction draws paid out?

The lender funds part of the land at closing and holds the construction budget in escrow. As each phase is completed, you request a draw; an inspector confirms the work and the lender releases the funds. You pay interest only on money that has been drawn.

Do I need permits and plans before applying?

Lenders want approved or near-approved plans, a detailed construction budget, and a builder or general contractor in place before closing. You can get a quote earlier, but funding usually waits for permits.

What about subdivisions or multiple homes?

Projects with five or more homes, or a subdivision, are priced individually. Choose “Subdivision” as the property type to request a custom quote.
