Hard money loans for Florida real estate investors
This calculator is set to Florida. Pick a project type (fix and flip, bridge, ground-up construction or a 30-year rental loan), enter the property ZIP code and your numbers, and it prices the loan with current investor lending rules. You get the loan amount, rate and points options, the monthly payment and your cash to close. It covers single-family homes, 2–4 unit buildings, condos, townhomes and PUDs, from Miami, Fort Lauderdale and Tampa to Orlando, Jacksonville and the Gulf Coast.
What's different about investing in Florida
Insurance comes first. Florida premiums are high and vary block by block with wind and flood exposure, roof age and construction. Get a quote before you set your offer. On a flip it is a monthly holding cost; on a rental it feeds straight into the DSCR, and a big premium can shrink the loan.
Closing taxes add up. Florida charges documentary stamp tax on the deed and on the loan note, plus intangible tax on the mortgage. On a $300,000 purchase with a $250,000 loan, the note stamps and intangible tax alone are about $1,375. The calculator's cash-to-close estimate includes an allowance for third-party closing costs; budget extra for Florida's taxes.
Leverage varies by market. In a few Florida markets, including parts of the Cape Coral, North Port and Lakeland areas, lenders apply an overlay that lowers the share of the purchase price they fund, and some ZIP codes are not eligible for rental loans. Leverage also drops when a property is worth far more than typical homes in its ZIP code. Enter the exact ZIP code to see the rule that applies.
Condos need extra homework. Florida's condo safety laws require structural inspections and full reserves in many older buildings. A unit in a building facing a large special assessment can be hard to finance and hard to resell, so review the association's documents early.
Which Florida loan fits your project
- Fix and flip: purchase plus rehab paid in draws, sized against the after-repair value.
- Bridge: short-term purchase or refinance with no rehab. See the bridge loan calculator.
- Ground-up construction: land plus build budget for new homes, including rebuilds on cleared lots. See the construction loan calculator.
- DSCR rental loan: a 30-year loan qualified on rent instead of personal income. See the DSCR loan calculator.
Run the numbers with Florida costs in mind
Price the loan here, then add realistic insurance, property taxes and Florida closing taxes to your budget. Hurricane season (June through November) can slow contractors and inspections, so give a flip or construction project a longer loan term than you think you need.

Frequently asked questions
Can I get a hard money loan in Florida?
Yes. Fix and flip, bridge, ground-up construction and DSCR rental loans are available for 1–4 unit investment properties across Florida. A few ZIP codes carry lower leverage or are not eligible for some loan types; enter the property ZIP code and the calculator applies those rules automatically.
What closing taxes do Florida investors pay?
Florida charges documentary stamp tax on deeds ($0.70 per $100 of the price in most counties; Miami-Dade uses $0.60 for single-family homes), documentary stamp tax on the promissory note ($0.35 per $100 of the loan), and a 0.2% intangible tax on the mortgage. Who pays the deed stamps is negotiable, but the note stamps and intangible tax come with your loan.
How does insurance affect a Florida flip or rental?
Florida property insurance is among the most expensive in the country, especially near the coast, and older roofs can make a house hard to insure at all. Get a quote before you make an offer. Insurance adds to holding costs on a flip and reduces the DSCR on a rental, which can lower the loan amount.
Can I finance a Florida condo flip or rental?
Often, but check the building first. Since 2022, Florida requires milestone structural inspections and fully funded reserves for many condo buildings, and buildings with large special assessments or deferred repairs can be hard to finance. Individual condo units in sound buildings remain eligible.
How long does a Florida foreclosure or title issue take to clear?
Florida is a judicial foreclosure state, so distressed properties often come with long timelines and title work to sort out. If you are buying at a foreclosure auction or from a bank, order title early and make sure the loan term leaves room for delays.
